After talking things over with my agent, we are going to a class 4 roof. We will pay for the difference in the upgrade out of pocket. BIG changes are coming in the insurance industry over hail damage and deductibles.

(958 posts)Hailed for 15 minutes straight - golf ball size hail...
$49,000 in damages.
Had to replace 3 yr old House roof, 3 yr old Garage roof, 30 yr old barn roof and $12,000 damage to wife's car...
Everything outside was destroyed. Garden gone, all security lights smashed, all Garden lights destroyed..
Worst 15 minutes of my life.
I wouldn't wish that upon anyone.

(9,883 posts)Hail is one of my biggest fears. Medal roof and no garage.
A massive hail storm hit Knoxville while my Daughter was at UT. Her car was beat to hell. Every time I went to Tennessee to visit her, it was easy to tell who were locals or students during that storm.
With the amount of hail storms and size of them, I have been fearing Insurance will find a way out.

(106,064 posts)I look at some of the buildings/homes in my area of the West and wonder about the more traditional building and roofing techniques. Those Spanish-style tile roofs would be thought to be highly vulnerable to hail, but maybe I am just missing the aftermath. I rarely see anyone on those roofs after my community has had major hail damage. Of course in the foothills and more mountainous regions, metal roofs are common due to wildfire risk. While noise would be intense, not sure that they are as badly impacted either... I guess one day I need to look into these issues.
If your neighborhood has tons of roofers post-hail, just beware. I can't tell you how many tires I've had punctured by their errant nails. The more responsible companies lay out tarps and have crews using metal detectors to make sure they get them all--but not all.

Nah climate change isn't real.
How long before folks can not afford home owners coverage.
PS my auto coverage went up with no explanation. Was this predictive of hail?
