I am a writer, filmmaker and homeowner advocate / auditor who has been helping 93-year-old Hilda fight a fraudulent foreclosure on the home she has lived in for 60 years. Her loan was a bad predatory loan given to her by Lehman Bros -- right before they went bankrupt -- when she was 88. Documents used by the banks have been robo-signed by fictitious people and are void, but in California, you need to file a lawsuit to get these frauds in front of a judge. At 93-years-old, Hilda needs an attorney.

I've highlighted some of the fraud below -- there's a long list.

We have gotten everyone we can contact involved on her behalf -- from her Congressman's office to the Department of Consumer Affairs and the Consumer Financial Protection Bureau. She's been featured on CNN (Spanish) and Telemundo and in La Opinion. But it hasn't stopped the bank / debt collectors -- now supposedly Aurora Loan Services.

Hilda is now at the point where she needs an attorney IMMEDIATELY to navigate the Unlawful Detainer court. We've found an attorney to help her, at a very good rate, and he has had very good success at keeping people in their homes for 3-4 months. That will give us enough time to secure an attorney who can do the litigation for all the fraud.

After January 1, the California Homeowners Bill of Rights goes into effect, and that will give Hilda many more options to fight this injustice. Please help with whatever you can!

In addition, Hilda's sole companion, her pet kittie, Chichito, hurt himself jumping after being startled and had to go to the vet. The vet bills have been very expensive -- a lot for Hilda to pay. Part of what is contributed will go to cover those bills.

Short List of Bank's Fraud in Hilda's Documents:

Notice of Default -- the entity bringing this action lacks standing to collect this debt: it is void and everything else in the foreclosure process is therefore also void.
Signed by a suspicious "agent" who is probably fictitious.

Substitution of Trustee -- signed by a known robo-signer, notarized by a known robo-signer. Robo-signers are fictitious people ... these documents may as well have been signed by Donald Duck.

Corporate Assignment of Deed of Trust -- signed by a known robo-signer, notarized by a known robo-signer.

Auction took place AFTER Hilda filed for bankruptcy, in violation of the automatic stay.

Bank maneuvered to get Hilda's bankruptcy annulled retroactive to the date of the sale, which is unheard of. Because Hilda did not have an attorney -- she went to the hearing having faith in the court to do the right thing -- the bank managed to pull it off.
