I think the biggest thing is that it should be a vibrant neighborhood but it isn't. It's got a ton of empty storefronts and closed restaurants, and I know developers are getting ready to pounce. There is a lot of tension around a proposed change to the light rail station, which would split up the business district. I don't necessarily feel frightened when I walk around, but there are some areas where a person walking alone can be extremely vulnerable. The historical population is aging, and younger people aren't replacing them - they don't want to take over family businesses.
